My service is FREE to you as the Landlord pays the fee. So you have no cost or obligation, just a professional with 15 years experience searching for you as you continue to search on your own. I collect ALL Documents upfront to streamline the process and ensure we are ONLY viewing homes that will accept your application and not wasting any of your time viewing places that will just decline you for whatever personal reasons. If you are going through a challenging time, there are some Government programs that offer rental payment assistance. You can prepare the following items to put in your package:: Rental Application Form 410 Photo ID Reference Letters Pay Stub Letter of Employment ( I can assist you if unemployed ) Credit Report ( I can assist you even with Bad credit ) Bank Statement ( if self employed to show Cash Deposits ) If you have a Pet ( add photo to show size and weight ) AFTER ACCEPTANCE Ontario Standard Rental Form Tenant Insurance ( I have referrals ) Utilities switched to your name if not all inclusive If condo, Building Tenant Package Although a Landlord may not request it, you can sometimes voluntarily offer additional months rent upfront which may increase your chances of acceptance, Thus could help if you are: New to the country, Have pets, Poor credit, Government assistance, etc. Right now there is increased competition as you also have many students looking for housing for the Fall so let's prepare the best package possible to give you the great chance for a successful application for a home! LANDLORDS If you have a home you would like assistance with getting rented out, I have a lengthy process of vetting potential Tenants and an existing client list of people from our community looking for immediate housing. There are some government programs that will pay the monthly rent and send it directly to you, the Landlord. Dm me to discuss the process.
