Good quality frame and structure. Bed folds out easily without complications. Futon was used about 20 time’s very lightly. Comes with 2 throw pillows and white bed sheets made for the futon. Fabric on armrests has been worn due to living with a cat. Sofa and bed futon have been vacuumed thoroughly. Very heavy sofa and will require at least two-three people to move it. Selling for low price because im moving soon, the fabric is worn in spots and have no need for it anymore. I will rent an upholstery cleaner and clean it for an extra $60 Pick up down town New Westminster from bottom floor apartment. No stairs.
